New Property Checklist


Thank you for your trust in Momentum Property Management to manage your property. We look forward to working with you to meet your investment property goals. 

As you transition your property over to us here are some items to remember. 

If tenant occupied:

  • 1 main key and one mailbox key delivered or mailed to us

  • Current lease documents

  • Security Deposits

  • Move in property condition reports and pictures

  • If transferring from a different Property Manager we will work directly with them to get all this, please provide us with their name and contact information

If vacant or owner moving out:

  • Drop off or Mail 1 main door key (if mailed, tape it to a paper, not loose in envelope)

  • Leave in the kitchen drawer:

    • 2 extra main door keys

    • 3 keys for any other door locks

    • 2 mailbox keys

    • Garage door openers

    • Any other keys, HOA amenity key fobs and parking passes. Missing items will be ordered from the HOA and billed to the property owner.

    • Appliance instructions (if available)

  • Leave in the garage touch up paint for the home (if available)

  • Remove odors, make sure your property has no pet, smoking, cooking or incense odors

  • Remove shower curtains, leave the rods

  • Remove curtains but leave the curtain rods unless there are blinds installed

  • Remove cleaning supplies or other chemicals

  • Remove gardening items, fertilizers, weed killers, lawnmowers etc.

  • Remove any non matching paint cans

  • Remove all personal items including but not limited to:

  • indoor and outdoor furniture

  • Outdoor play sets

  • Electronics, media center etc.

  • Any building materials, extra firewood, exterior clutter etc.

  • Forward your mail at USPS.com, Amazon, and any other shipping services

  • Continue yard maintenance until a tenant moves in

The Following items are expected to be professionally cleaned prior to moving in a tenant. If you need help finding a contractor to do cleaning please let us know.

• All appliances inside and out, behind, and underneath.

• All cabinets and drawers inside and out.

• All light fixtures, all bulbs must be present and working.

• All baseboards, door casings and trim.

• All window coverings and blinds.

• All ceilings and walls as needed.

• All heating units; vacuumed as necessary. Filters cleaned and or replaced.

• Fireplace, woodstove and hearth area.

• All plumbing fixtures (sinks, tubs, showers, toilets and faucets).

• All shower tiles, tubs and enclosures including tracks and doors.

• All windows inside including windowsills and tracks.

• All interior and exterior doors inside and out including tracks.

• All porches, decks, patios, walkways and garage swept and cleaned.

• All floors swept and mopped (waxed if necessary).

• Professional carpet cleaning

The following needs to be completed:

• Lawn and grounds trimmed , mowed, and beds weeded if applicable.

• Any satelite dishes removed from exterior of property.

• Batteries must be present and working in smoke and carbon monoxide alarms. Alarms older than 10 years MUST be replaced.

• Wood burning fireplaces cleaned and inspected

• Touch up paint or repainted where needed (interior and exterior)

• All nail holes filled and painted where needed
