Momentum’s Leadership has the ability to lend to you at market rate terms for your flip projects by taking a 1st lien position against a property you are purchasing. Details are below:

• Must be a 1st lien position property that is insured with proof of insurance.

• Can lend up to $500,000 per property with up to 100% financing of the purchase price (depending on size and equity in the property).

• Ability to borrow funds for repairs as well if deal fits the criteria.

Financing Terms:

• 12% interest (paid monthly) and 3 points upfront for origination (properties under $100,000 may have higher financing costs)

• 6 month term with option to extend 6 months by paying 3 points as an extension fee

• Must use Titan Title Services LLC to close the property and when you go to sell the property

• May ask for personal guarantee if the deal does not have a lot of equity

• Can finance a deal within 10 days (as fast as they can get clear title & title policy)

• Mortgage is recorded with the county
